An entrepreneurial Dutchman with a flair for people is filling a growing new niche market in the Queenstown and Wanaka accommodation sector i.e. rent a room based on managing and renting properties on a room by room basis.
Since starting his business in 2011 with only 10 rooms, Dutchman Henrik de Blij, 38, the business has grown rapidly and he now has 75 rooms on his books spread over 17 properties in Queenstown, Frankton and Wanaka. The properties range from basic, small units to luxury homes. In the next year he anticipates Rent-A-Room will have grown to more than 100 rooms.
“There’s a growing market in Queenstown and Wanaka from locals and overseas workers. Demand for serviced, catered and maintained accommodation is high and historical, seasonal gaps are a thing of the past. Tenant recruitment and selection is getting easier every season,”says Henrik. “I could fill another 20 rooms during the next two weeks.”
Property owners, from across New Zealand and as far away as Argentina, London and Singapore, have been using Henrik and Rent-A-Room’s services since it’s inception and know to expect a personal approach, great service and excellent returns. Rooms stay occupied, maintained and property owners are getting full returns on their investment, Henrik also ensures their tenants are well-catered for and abide by ‘house rules’.
“I must stress,we don’t overcrowd or pack people into houses. We only offer accommodation to singles or couples sharing a room with facilities that are equipped for the number of people living there.
My tenants are looking for comfortable fully furnished accommodation for three months or more but don’t want to commit to standard lease agreements for six months or pay for a whole house with all the bonds and extras.”
Room rates range from $110 to $250 a week, depending on the standard and location of the property and whether tenants request single or double rooms.
Henrik checks in at the properties every 7- 10 days and prides himself on his personal 24/7 service. “Because of our high level of attention, Tenants often stay longer than the minimum of three months.”he says.
Over the past year he’s proud of hishard work to have maintained an average annual room occupancy of 97 percent.
“With room prices increasing we’re now getting close to 100 percent occupancy over the last six months which means a higher return for property owners.”
Henrik, who has a bachelor degree in facilities management spent time working in Finland and the United States before emigrating to New Zealand from The Netherlands almost nine years ago. Since then he has worked as a manager in hospitality,marketing and sales, and events and operational supervisor at QLDC Sport & Recreation (formerly Lakes Leisure).
He now receives daily inquiries for Queenstown and Wanaka rooms from around the world via the Rent-A-Room website (www.rentaroom.org.nz) and his freshly developed website also doubles as an information source for new arrivals in town.
Properties are fully-furnished and includes services like Sky TV and wireless internet.Tenants are expected to leave their rooms and the shared facilities clean and ready for the next tenants when they leave. Linen, cleaning materials, supplies such as toilet paper and dish washing liquid, waste and recycling management are all provided and Henrik takes care of housekeeping matters such as payment of power bills.
“Basically I take responsibility for the house. Mostly we are looking to lease properties. Leasing a property directly to Rent-A-Room often returns 10% more than letting through other agencies”.
Longer term, Henrik’s goal is to franchise the Rent-A-Room concept outside of the Southern Lakes region. “In the meantime we are actively looking for additional 3+ bedroom properties to manage or lease.We’re happy to sign long-term commitments to those properties and are confident that room by room rentals alongside personal attention for our tenants keeps property owners happy.”

Please note: I can only tell you about two weeks before a room will become available. I am happy to arrange for viewings from 10 days before it becomes vacant. Viewings are usually organised on Wednesdays and Thursdays or on appointment.
